Reuben Albaugh to Matthias Groves
This Indenture made this twenty seventh day of May in the year of
our Lord One thousand eight hundred and forty five by and between Reuben Albaugh
and Sarah his wife of the County of Jefferson and State of Ohio, of the one part
and Mathias Groves of the County and State aforesaid of the other part.
Witnesseth that the said Reuben Albaugh and Sarah his wife for and in
consideration of the sum of One hundred and twenty five dollars to them in hand
paid by the said Matthias Grove, the receipt whereof they do hereby acknowledge,
have given, granted, bargained and sold, released and conveyed and do by these
presents and do by these presents give, grant, bargain, sell, release, convey
and confirm unto the said Matthias Groves, his heirs and assigns forever all
that tract or “parcel” of land, situate and being in the County of Jefferson and
State of Ohio, of the lands directed to be sold at Steubenville, and bounded as
follows, to wit, being part of the North East quarter of Section Thirty two, In
Range Number Two and Township Number eight commencing for said tract of land at
the North West corner of said quarter section and “Running” thence south with
the West boundary line forty nine perches to a post, thence East forty nine
perches to a post, thence forty nine perches North to a post, in the South
boundary line, thence west forty nine perches to the place of beginning,
containing fifteen acres be the same more or less. To have and to hold the
premises aforesaid with all the privileges and appurtenances thereunto
belonging, or in anywise appertaining unto him the said Matthias Groves, and
unto his heirs and assigns forever, and the said Reuben Albaugh and Sarah his
wife for themselves and their heirs, executors and administrators covenant to
and with the said Matthias Groves his heirs and assigns, that they the said
Reuben Albaugh and Sarah his wife are lawfully seized of the premises aforesaid,
that they have good right are lawful authority to sell and convey the same in
manner aforesaid, and that the premises are free and clear of all incumbrances
whatsoever, and further that the said Reuben Albaugh and Sarah his wife will
warrant and forever defend the premises herein and hereby granted unto the said
Matthias Groves, his heirs and assigns, against all lawful claims whatsoever.
In Testimony whereof the said Reuben Albaugh and Sarah his wife, have hereunto
set their hands and seals the day and year first above written.

(SEAL) Before me George Culp a Justice of the Peace in and for said county
personally appeared the within named Reuben Albaugh and Sarah his wife, and
acknowledged the signing and sealing of the above conveyance or deed to be their
voluntary act and deed; and the said Sarah wife of Reuben Albaugh, being at the
same time examined by me separate and apart from her said husband and the
contents of said instrument made known to her by me, she then declared that she
did voluntarily sign, seal and acknowledge the same, and that she is still
satisfied therewith. Given under my hand and seal this twenty seventh day of
May, A.D. 1845.
