Levi Albaugh to Luke Tipton
Land Records, Jefferson OH Know all men by these presents the we Levi Albaugh and Sarah Albaugh wife of said Levi Albaugh, of the County of Jefferson and State of Ohio for and in consideration of the sum of one thousand dollars in hand paid by Luke Tipton of the same place, have bargained and sold and do freely sell and convey unto the said Luke Tipton his heirs and assigns forever the foregoing described premises, situate in Wayne Township, Jefferson County, and State of Ohio and in the Steubenville Land District, and bounded and described as follows, the same being part of the south west quarter of section twenty four (24) Township Nine (9) Range three (3) Beginning at the North side of Cross Creek, on the western boundary of said section thence down the creek with the meanderings, North 48 ¾ degrees East twelve perches and six links, thence North 57 ¾ degrees East five perches, eighteen links, Thence North 85 ½ degrees East, nineteen perches, ten links, thence south 81 ¼ degrees East eight perches, thence north 60 degrees East fourteen perches six links to a stake, from which a lyn 8 inches in diameter bears north 46 ¼ degrees East eight perches, thence north 64 degrees west, twenty one perches nine links to a stake, from which a white oak 10 inches in diameter bears North 63 ½ degrees west thirty four links, thence North seventeen perches, sixteen links to a stake, from which a white oak 8 inches diameter bears S. 79 degrees East Eleven links, thence west sixty eight perches, eight links to the section line, thence south fifty six perches, twenty three links to the place of beginning, containing twenty acres and eleven perches more or less. To have and to hold said described premises with the appurtenances to the said Luke Tipton his heirs and assigns forever, and the said Levi Albaugh and Sarah Albaugh for themselves and heirs do hereby covenant with the said Luke Tipton his heirs and assigns, that they are lawfully seized of the premises aforesaid, that the premises are free and clear from all incumbrances whatsoever and that they will forever Warrant and defend the same with the appurtenances unto the said Luke Tipton his heirs and assigns against the lawful claims of all persons whomsoever. Sarah Albaugh , have hereunto set there hands and seals this fourth day of
October in the year of our Lord eighteen hundred and sixty five. Before me, the undersigned, a Notary Public within and for said County personally appeared, the above named Levi Albaugh and Sarah his wife, and acknowledged the signing and sealing of the foregoing conveyance, to be their voluntary act and deed, and the said Sarah Albaugh being at the same time examined by me separate and apart from her said husband, and the contents of said instrument made known to her by me, she then declared that she did voluntarily sign, seal and acknowledge the same and that she is still satisfied therewith.
