John Albaugh to Abraham Steel

Examd delivd Granted    }          At the request of Abraham Steel the following Deed was recorded
15 October 1792             }          27th June 1789.  to wit ~~

This Indenture made this twenty second day of June in the year of our Lord one thousand seven hundred and eight nine  Between John Albaugh senr of Frederick County and State of Maryland Farmer of the one part and Abraham Steel of the said County and State aforesaid Farmer of the other part.  Witnesseth that the said Abraham Steel for and in consideration of the Just and full sum of eighty pounds current Money to him in hand paid by the said Abraham Steel the receipt whereof the said John Albaugh senr doth hereby acknowledge and to be fully satisfied contended and paid and for the further consideration of the yearly Ground rent of seven shillings and six pence current money to be paid unto Richard Coale or to his Heirs Executors Administrators or Assigns yearly and every year on the twenty second day of June  Hath given granted bargained sold aliened released and confirmed, and by these presents doth give grant bargain sell alien release and confirm unto him the said Abram Steel his Heirs and Assigns forever one Lott of Ground lying and being in the Town of Liberty in Frederick County being part of a Tract of Land called Dukes Woods and on a Draught of Linganore and distinguished by the Number 76.  Beginning at a Stake set up on the North side of the Main Street and running thence North four degrees West three hundred feet South eighty six degrees West fifty feet South four degrees East three hundred feet then by a straight line to the Beginning containing one of the Town Lotts Together with all and singular the Buildings and Improvements, and all the premises and appurtenances thereunto belonging or in any wise appertaining To have and To hold the said Lott of Ground together with all the premises,  and appurtenances thereunto belonging or any wise appertaining.  To Have and to hold the said Lot of Ground on the Conditions above mentioned, and to the only proper use and behoof of him the said Abraham Steel his Heirs and Assigns forever.  And the said John Albaugh doth further covenant for himself and his Heirs to and with the said  Administrators or Assigns shall and will from time to time and at all times forever here after warrant and defend the said Lot of Ground against all manner of persons whatsoever claiming any Right Title Interest unto the aforesaid Lott of Ground.  And the said John Albaugh senr his Heirs shall and will from time to time and at all times forever hereafter at the proper Cost and Charges of him the said Abraham Steel his Heirs and Assigns do make acknowledge suffer execute or cause to be done made acknowledged suffered and executed all and every such further Act or Acts Assurances and Conveyances in the Law as by the aforesaid Abraham Steel his Heirs and Assigns or his or their Council learned in the Law shall be reasonably devised advised or required for the further and better Assurances and Surety and Sure making of all and singular the premises hereby bargained and sold or intended to be hereby bargained and sold according to the true Intent  and Meaning of those presents.  In Witness whereof the said John Albaugh hath hereunto set his Hand and affixed his Seal the day and year within written.

Which was thus endorsed to wit ~

On the 22nd day of June 1789 comes John Albaugh senr before us two Justices of the Peace for Frederick County and acknowledged the within Deed as his Act and Deed and the Lott and premises therein mentioned to be the Right and Estate of the within named Abraham Steel his Heirs and Assigns forever.  At the same time came Mary Catherine the wife of the said John Albaugh who being examined by us apart from and out of the hearing of her said husband acknowledged her Right of Dower in the Lott and premises within mentioned and that she did the same freely and voluntarily without being induced thereto by fear or Threats of ill usage from her husband, or for fear of his displeasure.
