Eve Danner to William Albaugh

Ex’d Granted  }     At the request of William Albaugh, of John, the following deed was recorded
11 Aug 1795   }     22nd  April 1794, to wit ~~

This Indenture made this third day of April in the year of our Lord one thousand seven hundred and ninety four Between Eve Danner Frederick County in the State of Maryland Widow of the one part and William Albaugh son of John of the same county and State, Farmer of the other part Witnesseth that the said Eve Danner for and in consideration of the sum of three hundred and fifty pounds current money to her in hand paid the receipt whereof is hereby acknowledged and herself to be fully satisfied and contented Hath granted bargained sold aliened enfeoffed and confirmed and by these presents doth grant bargain sell alien enfeoff and confirm unto the said William Albaugh and his heirs  All the following Tract or parcel of Land lying and being in the County aforesaid being part of “The Resurvey on Albaugh’s Choice” and called Eve’s Lot Beginning at the aforesaid Resurvey and running thence North thirty eight degrees East sixty perches then South seventy four degrees East forty perches South fifty nine degrees East sixty perches South seventy six degrees East twenty perches North eighty degrees East forty perches South twenty degrees West fifty six perches South seventy eight and a half degrees West fifty perches South twenty five degrees West thirty six perches South three degrees West one hundred perches South forty three degrees West twenty perches South sixteen degrees West twenty six perches South fifty five degrees West twenty eight perches South seventy four degrees  West twenty eight perches North eight degrees West one hundred perches North twenty four degrees West thirty perches then by a straight line to the Beginning containing one hundred and seventy seven acres of Land more or less, which said Land was on the twenty ninth day of August in the year one thousand seven hundred and fifty eight conveyed to have the said Eve Danner (by the name Eve Albaugh) by William Albaugh of the county aforesaid now lately deceased, by Deed of conveyance recorded in the County Clerks Office for the said County as may appear reference being thereto had, and all and singular the House Orchards Gardens Fences Meadows and Improvements to the said Tract of Land called Eves Lot belonging or in anywise appertaining  and also the Revision and Revisions Remainder and Remainders Right Estate Interest Benefit Claim and Demand whatsoever of her the said Eve Danner and her heirs of in and to all and singular the Land and premises aforesaid with their and every of their Appurtenances and of in and to every  part and parcel of them To have and to hold the aforesaid bargained Land and premises and all other the Improvements with their and every of their Appurtenances unto the said William Albaugh son of John his Heirs and Assigns forever to the only Use and Behoof of him the said William Albaugh son of John his Heirs and Assigns ---  And the said Eve Danner for herself and her Heirs the aforesaid bargained Tract or Parcel of Land called Eve’s Lot and all and singular the premises and other privileges and improvements to the same belonging or in anywise appertaining unto him the said William Albaugh son of John his Heirs and Assigns against her the said Eve Danner her Heirs and Assigns and all persons claiming by from or under her or them or any of them shall and will warrant and forever defend.  In Witness where of the parties aforesaid have interchangeably set their hands and seals the day and year first above written.                                                            Her

On the 3rd day of April 1794 came the within mentioned Eve Danner before us two Justices of the Peace for Frederick County and acknowledged the within deed  as her Act and Deed, and the Land and Premises therein mentioned to be the Right and Estate of the within named William Albaugh son of John his heirs and assigns forever.                                                      Wm Beatty   F.B.
