John Crow to Levi Albaugh

 

Know all men by these presents that John Crow and Susan Crow his wife of the County of Preble and State of Ohio in consideration of Four hundred and forty four dollars to them in hand paid by Levi Albaugh of the County of Jefferson and State aforesaid, the receipt whereof is hereby acknowledged, do hereby bargain, sell and convey to the said Levi Albaugh, his heirs and assigns forever, the following Real estate, viz:  Being part of the South west quarter of Section Twenty four (24) Township Nine (9) Range Three (3) of the lands sold at Steubenville and bounded and describe as follows, Beginning at the North side of Cross Creek, on the western boundary of said section, therein down the creek with the meandering, N48¾º degrees East, twelve perches six links thence N57¾ degrees E. five perches eighteen links, thence N85½ degrees E. nineteen perches ten links; thence south 81¼ degrees E. eight perches; thence N68 degrees E. fourteen perches six links to a stake from which a sign 8 inches diameter bears N46½ deg W. 28 links; thence N63½º W 34 links; thence North 17 perches 16 links to a stake, from which a white oak 8 inches in diameter bears S 79º E., 11 links; thence West 68 perches 8 links to the section line; thence South 56 perches 28 links to the place of beginning containing twenty acres and eleven perches, (20a, 11p.) be the same more or less, together with all the privileges and appurtenances to the same belonging.  To have and to hold the same to the said Levi Albaugh his heirs and assigns forever.  And the said John Crow and Susan Crow for themselves and their heirs do hereby covenant with said Levi Albaugh his heirs and assigns that they are lawfully seized of the premises aforesaid, that the premises are free and clear from all incumbrances whatsoever, and that they will forever warrant and defend the same with the appurtenances unto the said Levi Albaugh his heirs and assigns, against the lawful claims of all persons whomsoever.  In witness whereof the said John Crow and Susan Crow his wife have hereunto set their hands and seals this eighteenth day of February in the year Eighteen hundred and fifty nine.

Be it remembered that on this eighteenth day of February in the year of our Lord one thousand eight hundred and fifty nine before me the subscriber a Notary Public in and for said county, personally came John Crow and Susan Crow grantors in the above conveyance and acknowledged the signing and sealing of the same to be their voluntary act and deed for the uses and purposes therein mentioned.  And the said Susan Crow wife of said John Crow being at the same examined by me separate and apart from her said husband  and the contents of said deed being by me made known and explained to her then declared that she did voluntarily sign seal and acknowledge the same and that she is still satisfied therewith as her act and deed for the uses and purposes therein mentioned.  In Testimony whereof I have hereunto subscribed my name and affixed my Notarial seal at Eaton on the day and year aforesaid.
