14 May 1792, Philip Albaugh to Abraham Crabster

Exm’d Granted  }         At the request of Abraham Crabster the following Deed was
12 April 1795     }        recorded 14th May 1792  to wit~~

                This Indenture made this thirteenth day of April in the year of our Lord one thousand seven hundred and ninety two Between Philip Albaugh of Frederick County and State of Maryland, Farmer of the one part and Abraham Crabster of the same County and State aforesaid, Merchant of the other part  Witnesseth that the said Philip Albaugh for and in consideration of the sum of eighty nine pounds sixteen shillings specie to him in hand paid by the said Abraham Crapster , the receipt whereof the said Philip Albaugh doth hereby acknowledge and himself therewith to be fully satisfied contented and paid, and for and in consideration of the yearly rent of seven shillings and six pence specie to be paid as a Ground rent yearly and every year hereafter forever to John Young his Heirs Executors Administrators or Assigns and the aforesaid Philip Albaugh hath given granted bargained sold aligned released and confirmed, and by these presents doth give grant bargain sell alien release and confirm unto him the said Abraham Crapster his Heirs and Assigns forever All his the said Philip Albaughs’ Right Title Interest and Property of in and to all the following Lott of Ground in the Town of Liberty lying and being in Frederick County aforesaid on a Draught of Linganore called Piney Run it being part of a Tract of Land called Dukes Woods this paid Lott being Number Three of the aforesaid Town Lotts Beginning at a Stone  *** up on the South side of the Main Street in said Town and marked  PA No. 3 and running thence South four degrees East three hundred feet then South eighty six degrees West fifty feet then North four degrees West three hundred feet then by a straight line to the Beginning containing and laid out for one of the aforesaid Town Lotts  Together with all and singular the premises and appurtenances to the said Lott of Ground belonging or in any wise appertaining.  To have and to hold the said Lott of Ground with the premises and appurtenances  thereunto belonging unto him the said Abraham Crapster his Heirs and Assigns forever on the Conditions above mentioned to the only proper use and Behoof of him the said Abraham Crabster his Heirs and Assigns and to no other use Intent or purpose whatsoever ~~ And the said Philip Albaugh for himself and his Heirs doth hereby consonant promise grant and agree to and with the said Abraham Crapster his Heirs and Assigns that he the said Philip Albaugh and his Heirs shall and will from time to time and at all times forever hereafter warrant and defend the said Lott of Ground and premises with its appurtenances against all manner of persons claiming or to claim any right Title Interest or Property unto the aforesaid Lott of Ground with the premises and Appurtenances from by or and him the said Philip Albaugh and his Heirs.  Heirs to and with the said Abraham Crapster his Heirs and Assigns that he the said Philip Albaugh and his Heirs shall and will from time to time and at all times forever hereafter at the proper Costs and Charges of him the said Abraham Crabster his Heirs or Assigns do make acknowledge suffer execute or cause to be made done acknowledged suffered and executed all and every such further and other Act or Acts Thing or Things Assurances or Conveyances in the Law as by the said Abraham Crabster his Heirs or Assigns or his or their Council learned in the Law shall be reasonably devised advised or required for the further and better Assurances Surety and Suremaking of all and singular the Premise hereby bargained and sold or intended to be hereby bargained and sold according to the true Intent and Meaning of these presents.  In Witness whereof the said Philip Albaugh hath hereunto set his Hand and that the day and Year first above written

On the back whereof were the following endorsements to wit
               Received April 30th 1792 of Abraham Crapster eighty nine pounds sixteen shillings specie the Consideration expressed in the within Deed except the yearly rent of seven shillings and six pence specie mentioned as a Ground rent in the within deed~~

On the 30th day of April 1792, came the within named Philip Albaugh before us two Justice of the Peace for Fred County and acknowledged the within Instrument of Writing to be his Act or Acts and the Lott and premises therein mentioned to be the right and Estate of the within named Abraham Crapster his Heirs and Assigns forever~~~  At the same time came Barbara Albaugh the wife of the said Philip Albaugh and being by us privately examined apart from and out of the hearing of the said husband acknowledged her right of Dower in the within mentioned Lott and parcel and that she did the same Freely and voluntarily without being induced thereto by fear or threats of ill usage by her said Husband of for fear of his displeasure
